Commercial

Commercial roofing demands durability, energy efficiency, and weather resistance, especially in British Columbia’s rainy, variable climate. At Haven Roofing & Exteriors, we specialize in low-slope systems for warehouses, offices, and retail spaces. Key options include Thermoplastic Polyolefin (TPO) and Styrene-Butadiene-Styrene (SBS) membranes, often paired with polyisocyanurate (polyiso) insulation and slope packages for optimal performance. Let’s explore these essentials.

TPO Roofing: Efficient and Economical

TPO is a single-ply thermoplastic membrane, popular for its reflective white surface that reduces cooling costs by deflecting UV rays. Ideal for large flat roofs, it’s lightweight, flexible, and resistant to punctures, chemicals, and wind uplift. Installation is quick—typically heat-welded seams create a seamless barrier. In BC, TPO excels in energy-efficient buildings, with warranties up to 30 years. However, it may require UV protectants over time. Costs range from $6-10 per sq ft installed.

SBS Roofing: Robust and Reliable

SBS modified bitumen offers multi-layer protection, blending asphalt with rubber polymers for superior elasticity. Available in 2-ply (base + cap sheet) or 3-ply systems, it’s thicker than TPO, providing better puncture resistance and longevity in high-traffic areas. Torch-on or self-adhered installation ensures a waterproof seal, making it great for BC’s heavy rains. SBS handles thermal expansion well, reducing cracks, but it’s heavier and more labor-intensive. Expect 20-30 year warranties and costs of $7-12 per sq ft.
